Seasonal RV Site Rental
Lake James Camping Resort & Marina offers seasonal RV sites on the eastern shore of Lake James in Nebo, NC, four miles off I-40 at Exit 94. The resort calls it Park Once, Play All Season: you lock in a select seasonal site and use the whole resort through the summer without worrying about availability. Seasonal rates are quoted by phone, so call 828-584-0190 to talk through your dates and which site fits. This page covers what a seasonal stay includes, how the marina works alongside it, the rules you'll live by, how payment and cancellation work, and how to get started.
One Booking And Whole Season on the Lake
This is the resort's seasonal RV offer. Instead of booking night by night and hoping your preferred site is open, you lock in a select seasonal site for the season. The resort's own line is that you can enjoy the full resort all summer without worrying about availability, which matters here because the best sites and the marina slips both run on waiting lists.
The resort lists annual, seasonal, and monthly rates together and asks guests to call for them. Rates aren't posted on this page because they change, so the office is the place to get current numbers and to ask which sites are open for seasonal stays.

What's included with a seasonal RV site
Every RV site at the resort is full hookup, with water, electric, sewer, and cable TV. Electric is available at 20, 30, and 50 amp, and the sites are Big Rig friendly. Wi-Fi is offered at the sites, though mountain signals can be uneven, so bring a backup if you work remotely.

Keeping your boat at the marina all season
This is the part of a Lake James seasonal stay no one else on the lake can match. The marina is on the same property, with 140 wet boat slips that keep your boat in the water. There's no launching or loading. When you finish boating, you pull back into your slip, take a golf cart to your RV site, and you're done.
Slips fit boats up to 40 feet. Demand is high and there's an active waiting list, so ask about availability early. The marina is open year-round. It rents slips, not boats, and slip questions go to the office at 828-584-0190. If you'd rather launch your own boat, the resort also has a boat launch.
Lake conditions through the season
Lake conditions shift, and a seasonal guest sees more of it than a weekend visitor. The resort shares daily lake levels, normal operating ranges from Duke Energy, and weekly dock warnings when they apply. The Lake Levels & News link sits at the top of every page on the resort's website, so check it before you head out with a boat.
Fishing near the marina is popular with campers and boaters. Lake James is deep, reaching about 120 feet in places, and the resort describes the water as clean and clear. It links to a fishing guide on its homepage and marina page for what's biting.
Life at the resort all summer
A season is a long time, so it helps that the resort has more than the lake. There's a swimming pool and a swimming beach, a pavilion for gatherings, a basketball court, and bathhouses. Golf cart rentals are available for getting around, including down to the marina. Guests staying more than a few days often add the resort's local area attractions to their plans, and the resort keeps a page for that.
The resort is gated and family oriented, and it describes itself as a place to settle in and enjoy Lake James without driving somewhere every day.
Rules that apply to seasonal guests
The resort publishes its rules, and a seasonal guest lives with them for months, so they're worth reading first. The main points:
-
Quiet hours run from 11:00 pm to 8:00 am. Children need to be at your site during that time.
-
The speed limit is 5 MPH on all park roads, for cars, bicycles, and golf carts.
-
Pets are welcome. Owners must clean up after them and keep them leashed, and pets can't be chained to your site unattended.
-
Children 16 and under need an adult at all water facilities. There are no lifeguards on duty.
-
Alcohol has to stay within your own site or cabin, and public consumption isn't allowed.
-
Fireworks aren't allowed. Scooters, mini bikes, and ATVs aren't allowed.
-
Campfires are fine, but keep them a reasonable size and put them out properly.
The resort takes self-contained RVs only, and your RV must be 10 years old or newer. Tents, pop-ups, and primitive camping aren't allowed. Your booking request asks for your RV's year, type, and length, so have those ready.
Payment and cancellation terms
The reservation and cancellation policy is published, and it's worth reading before you commit. As posted:

Rain checks are valid for 12 months from the cancellation date. They can be used once, they're non-refundable and they're non-transferable, and rebooking depends on availability. Ask the office whether a seasonal agreement follows these standard terms or its own, since seasonal stays run longer than a normal booking.
Where Your Non-RV Guests Can Stay
If guests of yours don't bring a rig, the resort has luxury cabins, and every one is pet-friendly. Each has a full kitchen with a full-size range and oven, refrigerator, microwave, coffee maker, and cookware, plus a living room with a sleeper sofa and cable TV. The master bedroom has a queen bed and the second bedroom has bunks. French doors open onto a deck with views of the lake and mountains. Guests bring their own linens, food, and personal items. A two-night minimum applies to cabin stays.
Reserving your seasonal site
Call 828-584-0190. Office hours are 9 am to 6 pm Monday through Thursday, 9 am to 7 pm on Friday, and 9 am to 6 pm on Saturday and Sunday. You can also fill out the reservation request form on the rates and reservations page, choose RV Site, and add your dates and RV details. The resort follows up within one business day. If the site or slip you want is full, join the waiting list.
FAQ

The resort doesn't publish a policy on unattended RVs for seasonal guests. Confirm with the office what's allowed between your visits.
Is there a separate deposit for a seasonal RV site?
A $200 security deposit applies to cabin rentals. The resort doesn't publish a separate deposit amount for seasonal RV sites, so ask about deposit requirements when you call.
Can I upgrade from a nightly RV site to a seasonal site later?
The resort doesn't publish a process for switching an existing nightly reservation to a seasonal one. Call the office to ask whether this is possible for your site.
Does a seasonal RV site come with a marina slip, or do I need to book that separately?
A seasonal RV site and a marina slip are separate. If you want both, ask about slip availability when you call about your seasonal site, since slips run on their own waiting list.
What happens if I want to leave before my season ends?
The resort's published cancellation policy sets refund and rain check terms based on how far out you cancel. Whether those same terms apply mid-season to an already active seasonal stay isn't stated, so confirm with the office before you commit.
